The 12 Vital Steps to Property Investment Success
Step 1:What is your dream?
The reality is if you don't have a dream, you have nothing to aim for. If you have nothing to aim for, how will you achieve that? Understanding your dream and visualising it every day is the most important step, yet the one most people never do. How passionate are you about your dream and what are you doing daily to help you achieve it?
Step 2:Why invest in property?
In any financial plan it's easy for our emotions to cloud our judgement and much of this comes from what our parents have taught us. In Step 2, we'll examine the pros and cons of our different options, so fears are overcome and we can push forward to achieving goals.
Step 3:Your Financial Situation
It is impossible to move forward if we don't understand where we are now. Writing down your income and expenditure as well as your assets and liabilities will give you a very good idea of how it is possible to take your property plans forward. What can you do to improve that situation?
Step 4:Building a Property Model
Once you have a better idea of your current personal finances, you can start understanding how they will change in the future if you buy more property. Looking over the next 25 years will show you whether you should be buying properties for their rent return or their capital growth. Are you concentrating on the right figures?
Step 5:How Much Can You Borrow?
There is no point looking for properties until you have ascertained how much you can borrow. So many people waste valuable time looking for three-bedroom units when they can only afford a two-bedroom unit. If you are short of time, you need to become more efficient. Is rate the most important issue?
Step 6:Types of Residential Property and Factors Affecting It
Houses and units have different proportions of rental income and capital gain. Properties in cities grow at different rates to those in rural areas. Understanding the pros and cons of different strategies will help you work out what is best for you. There is no one strategy that suits everyone and most people's strategies will change over the years. Do you want a house, a unit, or commercial property? Are you sure?
Step 7:Research
It is very hard for the average property buyer to understand how the property market around Australia changes from month-to-month. Newspapers often concentrate on writing a story that will sell more papers, so how can you be sure you're getting the right information? There are a number of independent property research companies that can assist you in making decisions. Where does your information come from?
Step 8:Building a Professional Team of Advisors
It is very hard to build a property portfolio if you don't have a professional team of advisors helping you. It is important to delegate a lot of tasks to people who deal with those issues every day. Do you understand what you need from an advisor and how to tell a good one from a bad one?
Step 9:Choosing Suburbs and Individual Properties
Only once you have done al the preparation, it is time to choose a few suburbs and start looking at properties. What is the difference between different properties and different suburbs? What should you be looking for when you view open houses? If Sydney is due to grow at an average of 6%, does that mean that some suburbs will grow at 12% and some at 0%?
Step 10:Valuations
What is a property really worth? How can you be certain that you are paying the right price? It is not hard to over pay by 5 or 10%, which can easily add up to $50,000 or more. What can you do to make sure you never over pay?
Step 11:Actions to Take Before Buying
Before you sign a contract or make an offer at auction, you need to ensure that you have done all of the relevant checks, as often you can't back out of a contract. It may cost some money, but it's the best insurance you can ever buy. Are you sure you know what you're doing?
Step 12: Easy Options for Improving Your Recently Purchased Property
Once you have bought a property there are often many inexpensive ways of improving it, which add to its value. Understanding what these things are will be useful when you are buying properties in the first place. Your property can still grow in value from the improvements you have added, even if the suburb doesn't grow as a whole. What can you do to add value to your new property?
